Curious what my marketing plan looks like? This can and will be modified as needed, however below is the general template for every listing I am hired for. We have some secrets we don't share.....
Online: Buyers search online....period. Your home is exposed to more than 200 real estate search websites, including all of the most commonly used: Zillow, Realtor.com, Redfin, Mibor, etc. This also includes the search function on every other brokerages sites as well.
Photos: Unless otherwise requested, I settle for nothing less than high quality professional photos. Believe me, buyers will absolutely know the difference between a cell phone snapshot and a professionally photographed image.
Unique Home Site: Your home receives its own unique property website, providing more visibility to buyers. I am also able to generate an additional unique webpage for your property that gets to the top of the Google search engine, guaranteed!
Video: Every property has a YouTube video automatically generated utilizing photos published, adding music, a voice description, and a little text to highlight your home. I can provide personalized videography dependent on the needs for the listing.
Social Media: We utilize Facebook and Instagram to engage potential buyers paid for by me. Your listing will be posted and "boosted" (targeted advertisement), as well as additional marketing and advertising for open houses.....speaking of which
Open Houses: Dependent upon your preferences and my suggestion regarding your unique property, I like to hold an open house at least the two first weekends, if we are not under contract, at a minimum because we get A) An additional way to market your home and B) I get face to face interaction with people touring your home which helps me get more honest and thorough feedback, versus what an Agent chooses to communicate after a showing.
Just Listed: For every property we order professional post cards that are sent to homes in and around your neighborhood so if someone has a friend, family, co-worker, who may have interest but they aren't actually shopping themselves, now they know about your home.
Centralized Showing Service: CSS is a convenient way for REALTORS to schedule showings on your home and is set up to automatically request feedback on any tours scheduled. You will also be furnished with a log in that can provide useful tools to keep you informed throughout the sale of your home.
Tracking Who Is Viewing: Through Mibor we have the ability to view reports that tell us how many times people are clicking on and viewing your home. This is incredibly powerful so we can determine if our price and advertising is grabbing the attention we want or do we need to shift gears in order to increase the interest.
Partnering/Relationships: I am connected to over 300 Agents just within the Scheetz organization, as well as over 2000 around Indianapolis from multiple brokerages. I will build momentum and anticipation on the listing of your home by sharing with these folks.
